Tips for Staging Your Home

I know selling your home involves as many emotions as you can think of, but remember, when you put your house on the market it is no longer your house. It is a sale item that needs to look its best so someone will want to make an offer. It should be a showcase of features that appeal to as many buyers as possible.
This is one of my favorite aspects of my job working with sellers. I will help you stage your home to make it more marketable for a quick sale. My suggestions are nothing personal. Please don’t think I don’t like your home because I do!
Here are some of my suggestions to help your home look and feel its best:
 

·         Curb Appeal.                                                                                                                                                                         
Make sure the outside of your home is clean. Clear out weeds and leaves, trim the bushes and paint if necessary.
Keep the grass cut and the snow shoveled too! We want the buyers to come inside not run and hide!
 
·         Start packing! You are planning to move right?                                                                                           
Pack up all those personal photos and knick-knacks. You will need them in your new home. While you are at it, clean out closets and storage cupboards too; buyers will look.
 
·         Rent a storage unit for your boxes and extra furniture.
      This will clear the clutter and give you time to bring them to your new home to unpack.
 
·         Clean everything!                                                                                                                                                                                                                  
      Scrub showers and tubs, floors and kitchen area. Buyers will not pay for dirt. Clean windows are a must as well.
 
·         Have the carpets cleaned.                                                                                                    
This removes dirt and odors that you probably don’t see or smell.
 
·         Paint.                                                                                                                                 
Fresh new neutral colors tell the buyers the home is clean and up to date. If you have wallpaper on the walls, take it off. Did you know it costs a buyer $10,000 to remove wallpaper. (That’s how much they will deduct from the asking price.)
 
·         Update, Update, Update!                                                                                         
First of all, set a budget on how much you want or can afford to spend getting your home ready for the marketplace. Replace or paint anything brass including light fixtures, faucets, cabinet hardware. Brushed nickel is the best choice. You will know the home improvement store workers by name. You don’t have to spend a lot of money. Just make it look good! Updating kitchens and baths is essential for a quick sale. Update linens and bedding to neutral and fresh. Make sure you are appealing to both genders. Remember neutral doesn’t mean white or beige. We’re not talking boring! Pick out something you want to use in your new home as long as it goes with the other elements in the room.
Kitchen Cabinets—if yours need updating just give them a fresh coat of stain or paint and new hardware.
 
·         Pets.
Remove as much evidence of a pet as you can. Buyers don’t want what gets left behind.
